UNDER THE SUPERVISION OF THE MAINTENANCE SUPERINTENDENT, SITE MANAGER AND MANAGEMENT AGENT.
REQUIREMENTS AND
Qualifications:
Ability to be flexible and perform under time Ability to relate to and interact with elderly and family members in a polite and courteous manner.
Ability to work harmoniously with other Must possess a valid New Jersey driver's license, Ability to work in adverse environments which may include fumes, odors, gases, chemicals, and dust as well as decibels in the range of 30-65 with proper personal safety equipment.

ESSENTIAL DUTIES AND
Responsibilities:
The duties listed below are intended only as illustrations of the various types of work that may be performed.

Getting apartments ready for occupancy (painting, cleaning, minor repairs, etc).
Exterior maintenance duties (seasonal).
Cleanliness of building and grounds in Emptying trash receptacles in the common Cleaning and maintaining supplies in public Preventive maintenance - with log of Alternate on-call coverage with other maintenance On a constant basis, inspect property and common areas for cleanliness, safety and general maintenance.
Carry out specific duties as assigned such as work-order repairs, Box should be checked at least three times a Work orders are to be signed and dated upon completion of the task and filed in a file drawer by apartment number.
Perform quality work in a timely Establish with Superintendent, measures to be taken for preventative maintenance schedules and necessary items to be done to insure the upkeep of the building.
Assistinmaintenanceofmechanicalsystemsduringinspectionsand Setup/Cleanup for social activities of the tenants per Office Manager/Super Correct all emergency conditions immediately such as sewer back-ups, leaks, heat problems, toilet stoppages, hot water problems, etc.
Report anymalfunctions of equipment or any problems toSuper/Office Manager immediately.
Learn how to and become efficient at maintaining Logbooks for:
Generator, Boilers, HVACsystems, AC/Heat unit filters-common areas,(inside units if applicable), Elevators, Roof motors and any other logs required.
Be available for required inspections.
Wear clean uniform at all times.
Know where records of all manuals for equipment are kept and keep equipment you use in good working order.
Daily check for replacement of outside and inside common area lighting.
Check for broken Daily check exterior locks on all entry and exit doors.
Must be friendly, courteous, helpful and respectful at all times.
Rudeness to guest, visitors and coworkers is unacceptable no matter how rude they are to Keep work area neat,clean and orderly.
Perform all other duties as assigned.
